Description

TENANCY CHECK IN & CHECK OUT SERVICES

For Landlords who are not local or resident in Ireland or simply too busy to deal with any potentially contentious issues such as security Deposit reconciliation at the end of a tenancy, then Christie’s PMP Tenancy Solutions Services may be just right for you! Not all Landlords want or need to pay for a full Tenancy Management Service but from time to time, may need some advice and/or assistance with some Tenancy issues.

Start of Tenancy Check-In

It is always advisable to meet with a new tenant at the rented property for handover formalities at the commencement of a new tenancy. These should include a walk-through of the property and confirmation and execution (in duplicate) of the Inventory of Contents and Condition Statement. The relevant utility Meter readings should be agreed and recorded and accounts transferred into the new occupant’s name(s).
Furthermore, the tenant should be shown how the services in the property work, such as the heating system, security system (if any) and the location of key Electrical, Mechanical and Structural (water mains) and Fire safety features and installations in the event of an emergency or maintenance issue arising during their tenancy.
The Housing Standards (For Rented Houses) Regulations 2019 place statutory obligations on landlords and a duty of care towards their tenants and it is imperative for landlords to ensure they are compliant in this regard and their tenants are suitably informed in accordance with their statutory rights.

End of Tenancy Check-Out

It is always advisable to meet with outgoing tenants in person at the rented property for formal handover formalities at the end of a tenancy. These should include a walk-through and final inspection of the property, review and confirmation of the Inventory of Contents and Condition Statement and to establish that the services in the property are in good working order, record Meter Readings & Transfer of utilities into Landlord’s name(s) Dilapidation report and Security Deposit refund advice provided.
Furthermore, The Housing Standards (For Rented Houses) Regulations 2019 place statutory obligations on landlords as a duty of care towards their tenants and it is imperative for landlords to ensure they are compliant in this regard prior to re-letting of a property. This should entail a thorough visual inspection of their property to ensure all key components of the regulations are adhered to.
