Description

TENANCY & PROPERTY MANAGEMENT SERVICES

Christies PMP provides a ‘One Stop Shop’ full and comprehensive Tenancy & Property Management service to property owners to ensure they maintain appropriate ‘Estate Management’ and remain compliant with the Housing (Standards For Rented Houses) Regulations 2019 and their statutory obligations as a Landlord in this regard.

However, to assist Landlords who do not require our full Tenancy Management Package but require some occasional assistance in certain areas …Christies PMP offer an ‘A La Carte’ Menu of Services individually priced, allowing property owners to pick and choose which specific individual service(s) they require as a one off single service or a bundle service package to include a number of individual service options selected as a package for an all-inclusive single agreed fee, depending on the specification and nature of subject property and services required.   1. Register the tenancy with the RTB on Landlord’s behalf as required
    (€40 Registration Charge payable to RTB annually)
  2. Prepare property Inventory & Condition Statement
  3. Assist with transferring Utility Bills into new Tenant’s name and reconciling final  account on behalf of the Landlord.
  4. Checking Tenant into the property including execution of Leases, Inventory listing &  Condition Statement
  5. Exclusive direct liaison with Tenants and dealing with any day to day issues arising  throughout Tenancy.
  6. Handling all maintenance calls and servicing etc.
  7. Arrange for Insurance Loss Assessors to assess damage where applicable and handling of  any subsequent claims.
  8. Monitor and manage rent collection and disbursements as applicable.
  9. Monthly remittance statements to Landlord
  10. Attend for periodic Inspections of the property during the tenancy and report to Client  thereafter, highlighting any repairs and / or maintenance deemed necessary at the time if  applicable and advising tenants regarding their obligations to the property and Landlord.
  11. Prepare and serve any formal notices required during the tenancy and update RTB as  appropriate.
  12. Checking Tenant out at the end of the tenancy and final inspection of the property
  13. Reviewing signed Inventory and Condition Statement
  14. Security Deposit reconciliation – advising of any deductions where applicable
  15. Transfer of utilities back into Landlord name(s)
  16. Arrange for cleaning of vacant property and any maintenance or redecoration upgrades if  required, in preparing property for next Letting

Terms of business for our full Letting and/or Tenancy Management include the requirement for us to enter into a statutory PSRA (Property Services Regulatory Authority)  Client Service Agreement to be executed with the property owner outlining the specific terms of engagement.
