We can offer a full and comprehensive periodic Property Maintenance Service contract …

A total ‘one stop shop’ and ‘arms length’ service option to property owners and Portfolio Managers and we can provide Reports and Estate Management Records on demand in a manner which best suits the Client’s specific requirements.

Our in-depth knowledge of Residential Tenancy legislation is a key element in ensuring our client’s statutory obligations are met with regard to appropriate estate management practice.

Property Maintenance Service Options:

Our ‘in-house’ Property Maintenance Division provides our clients with an efficient ‘One Stop Shop’ Maintenance service and a reliable and comprehensive Repairs and Refurbishment Service on a controlled, competitive cost basis. in order that Landlords can achieve the maximum performance and return from their asset(s), attract the best tenants and enjoy minimum hassle Tenancies!

Our Maintenance Division can arrange for routine Maintenance and/or full Refurbishment and Decoration of properties prior to, during and in between Tenancies or in preparation for sale as and when required.

Our Maintenance Service can provide 24/7 emergency assistance for managed properties.
We are also happy to cooperate with Client’s own preferred contractors/tradesmen as required. All works are supervised and guaranteed and flexible payment terms available to clients.

Maintenance & Repair (A La Carte) Services:

We know that many Landlords today may be too busy (or non local/non resident in Ireland) to adhere to their statutory obligations efficiently regarding Tenant’s maintenance requirements that may arise occasionally, often requiring the Tenant to handle and resolve any maintenance issues themselves…which is not an ideal scenario for either party !

We also know that most Tenants are also busy people who don’t always have the time or opportunity to be at home to meet with Contractors and/or delivery/collection personnel etc.

Our Tenancy Solutions service can assist Tenants and Landlords to “bridge the gap” for them both and facilitate efficient repairs and maintenance solutions and to arrange for acquisition, delivery and installations of new appliances or furniture etc. as required…and the removal and appropriate disposal of unwanted items such as waste and appliances etc. arranged at times to suit tenants.

    A Building Energy Rating (BER) certificate is a statutory requirement for all houses and apartments offered for sale or rent since 1st January 2009.

We can arrange Assessment and certification as required

When a property is offered for rent, the prospective Tenant must be supplied with a valid BER certificate 

The same BER cert can be used when selling the property if still valid. 

BER certificates are valid for 10 years
