Description

Full Letting Service Option:

 

We first visit and view to evaluate every property we are approached to Let and subsequently advise on market potential and appropriate marketing strategy considering RPZ restrictions, Location, Size, Specification and target tenant profile …Once the rental income figure is established/agreed and instructions to Let your property are confirmed, our services will include the following actions…

  • Take appropriate internal and external marketing photographs of the property
  • Compile an appropriate descriptive folio of the property for marketing purposes
  • Circulate marketing information as appropriate to relevant prospective candidates including corporate & diplomatic sectors as appropriate
  • Place details of the property on ours and other prominent marketing websites we use, with photographs as appropriate and as may be required
  • Handle and screen all enquiries and arrange viewing appointments with prospective suitable Tenants…(It is our strict policy to accompany any prospective Tenants on all viewings of properties)
  • We will negotiate the terms of the rental and when a Letting is agreed in principle, we shall seek to obtain and verify appropriate references to evaluate the suitability of the proposed Tenant(s). Generally, references sought include Credit/Bank, Employer and previous Landlord where applicable, unless otherwise expressly agreed.
  • Obtain the first month’s rent in advance plus a Security Deposit (one month’s rent)
Tenancy / Lettings Agreements:

 

  • Christies PMP will arrange to provide the appropriate current Part4 Tenancy Agreement in accordance with the Residential Tenancies Act 2004 (as amended) and oversee its execution with the Tenants. Currently, all residential tenancy agreements are of indefinite duration, unless legally terminated by either Landlord or Tenant.
  • We will arrange to obtain relevant utility meter readings and oversee the transfer of ESB and GAS utility accounts into the new occupier’s name(s) and for final accounts to be completed. Relevant utility accounts, MPRN & GPRN numbers are required to facilitate transfer..
  • We collect the first rental payment plus the security deposit on behalf of the landlord, and our Letting fee will be deducted in full from the first month rent payment, paying the balance of monies over to you. A maximum security deposit payable in advance is the equivalent of one month’s rent unless otherwise agreed at a lower figure with you prior to letting.
  • We will arrange for a Standing Order to be put in place in respect of future regular rental payments.
  • We will complete the initial RTB* tenancy registration directly on your behalf. The RTB* currently charge €40 per tenancy registration annually… One registration lasts for a maximum period of one year and rolling tenancies must be registered annually.
  • On receipt of an Inventory listing of full contents & Condition Statement from you, we will request that the Tenant approves the same once they have moved into your property and return a copy for your records. (Inventories can be prepared/provided on request as required – (see also individual service options)
  • Stamp Duty – Current letting legislation provides that stamp duty is payable on Lease Agreements where the annual rental income exceeds €50,000 per annum. The current rate is 1% of the gross annual rent. Where applicable, the Tenant is liable for stamp duty.

Re-letting:

 

Where the Tenant vacates a property, Christies PMP will, following your instructions, re-market the property and secure a new Tenant on your behalf. All Leases issued by Christies PMP allow for Landlord and/or Agent access to the property, during the final month of the Tenant’s notice period, for the purposes of conducting viewings with prospective new Tenants as appropriate and re-letting efficiently in order to avoid/minimize void periods between Tenants.

Terms of business for our full Letting and/or Tenancy Management include the requirement for us to enter into a statutory PSRA (Property Services Regulatory Authority) Client Service Agreement to be executed with the property owner outlining the specific terms of engagement.
