- Tenant Screening and Reference checks
- Drafting Inventories & Condition Statements & photographic records of contents
- Check-In Tenant…handover keys and execution of relevant documents including Lease, Inventory and Condition Statements, Utility forms and Standing Order Mandates.
- Record Meter Readings and Utilities transfer to Tenant
- Property Inspections & Reports to Landlord
- Repairs & Maintenance Handling (deal direct with Tenants or Landlords)
- Domestic Appliance acquisition, delivery and fitting services…Disposal of old machines
- Property Decorating and Refurbishments incl Furniture, Flooring, Bathrooms & Kitchens
- Rent Collection Service and handling late rent matters
- Issuing Statutory Notices to Tenants as appropriate
- Rent Reviews negotiation and execution of new Agreements;updating PRTB
- Check Out Tenant at tenancy expiry date, cross-checking Inventory keys collection
- Preparing property for re-letting including re-decoration and repairs as required
